Maintenance Mechanic

The Bladen and Bladenboro Housing Authorities are seeking a full-time maintenance mechanic for our properties located in Bladen County. Qualified persons will perform carpentry, electrical, plumbing and general repairs on mechanical equipment in response to service requests and inspections of units assigned at the housing authority developments. Position requires applicant possess a valid NC Driver's License with a good driving record, pass employment screening to include drug and alcohol testing and criminal background check.   1. Job Summary:
    This type of work involves the performance of semi-routine and diversified duties in connection with repairs and maintenance of buildings and grounds.  These skills should include carpentry for wood working repairs, minor plumbing repairs, electrical and painting work.  An incumbent is expected to have knowledge of and manual skills in repairing such items as plumbing and heating, water pipes, electrical switches, stoves, refrigerators, windows, doors and other wood materials, and mechanical equipment.  In carrying out a full set of maintenance duties, the incumbent may be required to work under hazardous and adverse conditions such as sleet, snow, heat, cold, dust, and dirt.  He/she is expected to report to the Executive Director any unsafe conditions on job sites.

  2. Principle Duties:
    1. Independently performs a wide range of building and grounds repairs and maintenance functions calling for physical exertion frequently.
    2. Repairs plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls.
    3. Digs ditches and holes to uncover leaks and make necessary repairs.
    4. Repairs burner controls and switches, rewires electric ranges and minor electrical work on refrigerators.
    5. Repairs or replaces electrical switches, outlets, lighting fixtures, circuit breakers and fuses.
    6. Repairs windows, doors, door frames, locks and mailboxes.
    7. Repairs mechanical equipment such as power mowers, hedge clippers, and other pieces generally used by the maintenance force.
    8. Performs minor maintenance and repair tasks to heating systems such as changing filters, cleaning units, etc.
    9. Uses a wide range of hand tools and equipment such as drills, hammers, pliers, electrical testers, hand and power saws, cutters, plungers, threaders, wire brushes and etc.
    10. Orders materials, supplies and equipment for use on assigned developments and jobs, and may lift heavy objects into place.
    11. Performs a number of grounds keeping tasks, trimming hedges, planting, cleaning out ditches and storm drains.
    12. Picks up debris and trash on job sites.  Reports violations to Public Housing Specialist.
    13. Inspects apartments for maintenance work to be done, usually as a result of a tenant request or management generated work order.
    14. Plans and carries out preventive maintenance and regular repair program for buildings and fixtures and other PHA property.
    15. Performs other related duties as assigned by the Executive Director.

  3. Supervision Received:
    The incumbent of this position receives work direction and guidance from the Executive Director.  The incumbent carries out work assignments after being provided with work schedule, determining own work methods and techniques for accomplishing work.  Incumbent generally works independently and exercised a great deal of independence in judgement on resolving problems in the act of repairing buildings and appurtenances.

  4. Supervision Given:
    An incumbent may provide work direction and guidance to a small number of labors and other maintenance assistants when necessary.

  5. Knowledge, Skills and Abilities:

    A given incumbent may/may not possess ALL of the following qualifications:
    1. Working knowledge of and skill in applying knowledge in plumbing, electricity, heating, carpentry, painting and mechanical equipment.
    2. Ability to read blueprints, drawings and technical documents.
    3. Ability to perform complicated building maintenance tasks of varying difficulty independently.
    4. Knowledge of tools and methods to be used in a wide range of building maintenance work
    5. Knowledge of occupational hazards and safety measures.
    6. Ability to direct the work of others, such as laborers and aides.
    7. Ability to understand and carry out oral and written instructions.
    8. Ability to maintain acceptable working relationships with co-workers.
    9. Ability to work in hazardous and adverse conditions such as sleet, snow, heat, cold, dust and dirt, as well as cramped quarters and high places.
    10. Ability to lift heavy objects into and out of trucks and or other carriers.
